Dubai Sports City (DSC) is a master-community built around sport — the Dubai International Stadium (an ICC cricket venue), The Els Club championship golf course, the ICC Academy, a Sports Village with an Olympic track, and Fit Republik gym — combining affordable mid-rise apartment clusters with the Spanish-style Victory Heights villa enclave. Schools inside and beside it include Victory Heights Primary School, Dwight School Dubai and GEMS United School. For buyers, DSC is one of Dubai's better value-and-yield plays: studios start around AED 350,000, one-beds from AED 500,000 and two-beds from AED 800,000, with price-per-sqft roughly AED 1,230–1,510; Victory Heights offers 4–6 bedroom villas. Gross yields run about 7–9% (net ~6.5–7.5% after charges), among the city's highest. There is no metro inside DSC — access is via Al Khail Road (E44), Hessa Street (D61) and Sheikh Mohammed Bin Zayed Road (E311), ~12–14 minutes to the nearest metro and ~27 minutes to DXB.
