Dubai Islands (formerly Deira Islands) is a Nakheel master-community of five interconnected islands — Central, Shore, Golf, Marina and Elite — off the historic Deira coast, spanning roughly 18.6 km² with more than 20 km of beaches (including a Blue Flag beach), an ultra-luxury marina, around 2 km² of parks and 80+ planned resorts and hotels. It is one of Dubai's most active off-plan frontiers, with Nakheel anchoring it (Bay Villas, Beach Residences) alongside private developers such as Imtiaz, Beyond, Samana and Azizi. For buyers, it is a premium beachfront market: overall average asking sits near AED 3.3M, with price-per-sqft roughly AED 2,500–2,810. One-bedroom apartments run about AED 2.2M–2.35M, three-bed townhouses near AED 5.15M, and four-bed villas AED 5.6M–9.6M. Reported gross yields are high at ~7.5–10% (agency forecasts — treat as indicative, with sea-view short-lets cited higher). It is ~20 minutes to Dubai International Airport and ~24 minutes to Downtown, with no metro on the islands. A freehold zone with 100% foreign ownership; off-plan buyers should mind handover timelines (much of the product completes 2026 onward).
